It's a conforming, owner occupied average

Investor DSCR loans price off a different curve, usually 1 to 2 points above the survey. Hard money sits at 10 to 12%. If you're in hard money, the refinance math works in almost any rate environment.

Direction matters more than the decimal

A quarter point move on a $600,000 loan is about $100 a month. Watch the trend, set an alert at your number, and let us lock when it hits.

Your rate is built, not looked up

Credit score, loan to value, property type, occupancy, points and lock period each move it. A 20 point credit improvement can be worth more than waiting a month for the market.
